Areas are the MLS of Southern Arizona’s market areas, named the way our Market Pulse names them. Typical asking price is the median of the homes with mountain views listed in that area today, shown when there are at least five.
What buyers paid
In our Market Pulse comparison of single-family home sales across greater Tucson over the last two years, homes with a mountain view sold for about 6.3% more per square foot than other homes in the same ZIP code, size range and year of sale (10,919 sales compared). It shows what buyers paid alongside the feature, not a guarantee of value.
See every feature in Market PulseFive ranges
Tucson sits among five mountain ranges: the Santa Catalinas to the north, the Rincons to the east, the Santa Ritas to the south, the Tucson Mountains to the west and the Tortolitas to the northwest. A “mountain view” in a listing can mean any of them, from a wall of rock behind the house to a distant ridge from one window.
Use this page to see where view homes are for sale and what they ask, then compare the view itself in person.
Buying for the view
Note which rooms, the primary suite and the patio included, actually face the mountains. A view from the driveway is a different thing.
Ask about vacant lots, building envelopes and height rules nearby, and read the community documents. Trees and neighboring additions can change a view over time.
A view to the west often comes with afternoon sun on the glass. Visit at the times of day you would use the rooms, and ask about shading and cooling.
Some homes face the mountains by day and the city lights by night. If both matter to you, see the home after dark.
Questions buyers ask
3,053 homes for sale in greater Tucson list a mountain view in the MLS today, with a typical asking price of $429,000.
A home is included when its MLS listing includes “Mountain(s)” in the View field. The listing agent chooses that, so it does not tell you how wide or close the view is. See the home in person or ask us for a video walk-through.
