How these numbers are calculated
Source: MLS of Southern Arizona listing data, refreshed every 15 minutes; these summaries are recalculated every night. Analysis by Grogan & Grogan, Russ Lyon Sotheby's International Realty.
Sales are closed single-family homes, townhomes, condos and manufactured homes in greater Tucson's MLS areas over the last three years (43,128 sales). Rentals, land, sales under $20,000 and obvious data errors are left out.
“Typical” means the median: half sold for more, half for less. “Last year” compares the 12 months ending November 7, 2026 with the 12 months before.
“Days to contract” is the MLS's cumulative days on market, which counts until a home goes under contract (not until it closes) and includes earlier listings of the same home. It covers only homes that sold.
Sale vs. asking compares the sale price with the final asking price; earlier price changes are not included.
Months of supply divides today's homes for sale by the average number sold per month over the last year. Under 3 months usually favors sellers; over 6 favors buyers.
Numbers based on fewer than 12 sales are not shown, and year-over-year changes need at least 40 sales in each year.
