Selling in Tucson

Sell for what your home is worth.

Start with a private valuation. Then see exactly how your home will be presented, before you choose who represents it.

What is my home worth? →See the Grogan Presentation

Our responsibility

Make the home easier to understand and harder to overlook.

Start with the decisions that matter: what to prepare, how to price, when to launch, and how to evaluate an offer. We explain the evidence and tradeoffs so you can decide with confidence.

Your presentation should help a buyer understand the actual home. Photographs show its condition, a floor plan explains the layout, and a tour can add context where suitable assets are available. We stay directly involved through negotiation and closing.

A comparative market analysis (CMA) brings recent comparable sales, current competition, condition, improvements, and property-specific advantages into the pricing conversation. It is a sale strategy prepared for the property, not an automated estimate or a lender’s independent appraisal.

Included with every listing

Reimagine this home.

Buyers can see the main rooms furnished in five design styles, right beside your original photographs. Floors, walls, cabinets and light stay exactly as photographed; only the furniture and decor change.

  • Desert modern
  • Spanish revival
  • Mid-century desert
  • Soft Scandinavian
  • Evening luxe

The Grogan Presentation

Seven things every home we list receives.

Most listings get photos and a description. Ours get an interactive 3D tour, furnished room options, a narrated walk-through, their own website and a weekly report on who is looking.

How we present a home

Before you choose who represents your home, compare how it will be presented.

We invite you to explore our property experiences alongside those of any team, locally or nationally. Look at the photography, the detail, and how easily a buyer can understand the home before stepping inside.

Lead with the way the property lives.

Architecture, mountain views, guest spaces, and outdoor living each have a place in Terra Grande's presentation. Buyers can explore the photographs, floor plans, and tour together to understand how the home lives.

01 / Understand the arrangement

How the home fits together.

A floor plan gives buyers a reference for room connections, circulation, and the spaces they want to revisit.

View the supplied floor plan

The 3D experience is an illustrative reconstruction from the supplied floor plan and listing photographs, not a measured survey. Dimensions, finishes, and furnishings are approximate. Media and preparation are selected for each property, not a fixed package.

Discuss your property

The selling process

Built around the property, not a template.

The sequence is disciplined, but the recommendations should reflect the actual home, seller, timing, and market.

01

Understand the property

We study the home, site, architecture, improvement history, competition, likely buyer, and the features that deserve emphasis.

02

Prepare with purpose

Not every project earns its cost back. We help prioritize repairs, presentation, editing, and staging decisions that support the sale.

03

Position the price

Pricing considers comparable sales, active competition, current demand, condition, property-specific advantages, and the consequences of different launch strategies.

04

Create the presentation

Photography, video, copy, floor plans, property details, and campaign materials should tell one coherent story about the home.

05

Launch and communicate

We agree on the launch channels, introduce the property through the MLS and professional relationships, and review showing feedback and market response with you. You know what we are seeing and which decisions come next.

06

Negotiate through closing

We evaluate the full offer, manage contingencies and inspections, solve problems early, and remain directly involved until the transaction is complete.

Preparation

Do what matters. Skip what does not.

Sellers are often given an exhausting list of improvements without a clear connection to value. We help separate necessary work, presentation improvements, optional projects, and changes a future buyer should make for themselves.
