Property conversations
When you open a property conversation, a secure essential cookie connects you to your own messages for up to seven days. If you choose to include recently viewed properties when sending a question from a chat invitation, we save up to three property references with that conversation so our team can understand your interests. This optional context is omitted when tracking is disabled; it does not share your full browsing history. We retain your messages, the property, and any name or email you provide so Susanne and Matt can respond. This does not subscribe you to marketing. Open conversations check for replies and recent chat activity. Conversations are removed after 180 days of inactivity when the private inbox is accessed. Limited pseudonymous rate-limit records protect against abuse. Authorized staff may receive a generic notification of a new question, without your message or contact details appearing on a lock screen.
This website provides property, community, and real estate information while limiting collection of personal information to what is needed to respond to inquiries and deliver requested updates.
Contact inquiries
When you submit the contact form, we store the information you provide so Grogan & Grogan can respond to your inquiry and provide requested real estate services. We also retain limited technical information for security and spam prevention.
Website service inquiries
When you ask about Tanuki Works, we save your name, email address, team or brokerage, market, optional website address, message, and permission to reply. Matt receives an email notification and the inquiry is retained in the existing private lead dashboard, along with limited technical information for security and spam prevention. These inquiries are not added to ActiveCampaign, the real-estate mailing list, or website activity tracking. Your information is used to respond to your request. You can ask Matt to remove it by contacting matt.grogan@russlyon.com.
Email updates
If you explicitly join The Tucson Luxury Brief, we store your email address, optional name, signup source, consent record, and limited security information. We use that information to provide the Grogan & Grogan market and property updates you requested, including Susanne’s Scoop and Tucson Touchpoint. You can unsubscribe at any time using the link in a future email or by contacting us directly. We do not sell your personal information.
Website measurement
Our first-party measurement records page and listing views, search interactions, and attempts to save a search, request a tour, or request property information. It stores page paths without query strings (except the ad click details described under Advertising measurement), referring domains without full external URLs, and first-touch campaign tags when present. These measurements do not include names, email addresses, phone numbers, or message contents, except that a newsletter click can be linked to your email-list contact as described below.
We also estimate active time on a page while it is visible, focused, and recently used. Measurement pauses when you switch away or become idle. This is an estimate of activity, not proof that you read the page. Random page identifiers keep separate page visits distinct and prevent repeated updates from adding the same time twice. Older visits without this measurement remain unmeasured.
On some featured listing pages, we also measure how the page is used: which parts of the page you view and for how long, how much of each film plays, whether you open the walk-through, the 3D tour or the photos, how far down the page you scroll, and whether you are on a phone, tablet or computer. These measurements are tied only to the random page identifier above, follow the same privacy signals, and are shared with that home's owners only as totals.
After several property views, we may offer an optional chat invitation. Browser storage limits it to once per session and remembers a dismissal for seven days. The invitation respects Global Privacy Control and Do Not Track. It does not start a conversation or notify our team unless you send a message. You can describe what you need before choosing whether to provide contact details.
We use a session cookie named gg_analytics_sid and session storage to keep one browser session together. A first-touch cookie named gg_first_touch and matching local storage remember campaign attribution for up to 90 days. The website database stores salted, pseudonymous hashes of the session identifier and client address. Our first-party analytics do not store raw client addresses. For new activity, Cloudflare may provide an approximate city, state or region, and country from the network address. We round map coordinates to a coarse grid (one decimal degree) and show these estimates only in the private dashboard. Network routing, mobile providers and VPNs can make the estimate inaccurate. Routine website measurement does not request device location or reconstruct locations for older visits. Optional device-location sharing is explained separately below. When a contact or newsletter form is accepted, or you start a chat or confirm a saved search, its record may be linked to the same pseudonymous first-touch source so we can understand which campaigns are useful without copying personal details into analytics. The analytics retention target is 180 days, with expired event records removed when new events are recorded or the private dashboard is accessed.
Our first-party measurement does not record events when a browser sends Global Privacy Control or Do Not Track. We also use ActiveCampaign site tracking to understand which pages known contacts visit and make follow-up more relevant. A visitor can become associated with an ActiveCampaign contact after an identifying action, such as joining the email list or following a tracked link from one of our emails.
Links in our email newsletters can carry your email-list contact number. When you open one and your browser allows measurement, we remove the number from the address and keep a private, signed cookie named __Host-gg_reader for up to 180 days, so our team can see which pages of our website you visit after reading a newsletter. These records are kept for 180 days. Nothing is recorded when your browser sends Global Privacy Control or Do Not Track, and you can stop it at any time by clearing this website's cookies.
Property and search information
Property examples on this website are drawn from Grogan & Grogan’s existing portfolio. Live property search uses listing data from the Internet Data Exchange (IDX) program of MLS of Southern Arizona, which we receive through the MLS’s data service and keep on our own website servers. Your searches, saved homes and saved searches are handled by this website, not by a separate search provider.
If enhanced natural-language search is configured, the exact property-search phrase you intentionally submit is sent from our server to OpenAI only to translate that phrase into available MLS filters. Please describe the property and place you have in mind without including a name, email address, phone number, or other personal information. The submitted phrase is not placed in the page URL, website analytics, ActiveCampaign, or the lead database.
The OpenAI request is configured not to save its response as application state. OpenAI may still process or retain API data as described in its API data controls. If enhanced interpretation is unavailable, the website uses its more limited local search interpreter instead.
Find homes near me and optional location sharing
Find homes near me requests your device location only after you select the button and permit access in your browser. Your browser may use GPS, Wi-Fi, or other device signals. We use the surrounding search area on this website to find matching listings. That search area can appear in the search URL and in a search you deliberately save. Your precise device coordinates are not included in ordinary website analytics, the search description sent to OpenAI, or a contact inquiry.
When you select Find homes near me, a popup lets you choose Find homes only or Find homes & share location. The second choice shares a precise, one-time device-location pin and its reported accuracy with Grogan & Grogan in the private dashboard, retained for up to 180 days. This is not continuous tracking. Neither choice is selected automatically. Nearby home search works without this additional sharing. If you choose to share, we save the device coordinates, accuracy, capture time, consent version, sharing time, and expiry in a separate record associated with a pseudonymous browser session. Device accuracy varies, and the pin does not establish where you are after the snapshot. Pins shared under the earlier consent remain on their original 24-hour expiry.
You can remove your shared device pin by opening Location settings and selecting Remove shared location in the nearby-search section of the home search page. Removal remains available in this browser while its management cookie is present. The management cookie is __Host-gg_location_receipt, HttpOnly, Secure, SameSite, contains no coordinates, and only identifies the location-management record and its expiry. If cookies are cleared, contact susanne.grogan@russlyon.com or (520) 241-8099 to request removal. Expired records are removed during dashboard or sharing requests and scheduled cleanup. Global Privacy Control, Do Not Track, and excluded owner traffic prevent new dashboard shares. Only authorized team members can view shared device pins. Removing a device pin does not remove separate approximate network-location analytics.
Saved searches and listing alerts
If you save a search, we store your email address, the search filters, the name you give it and how often you want emails, and we send a link to confirm your email before any alert is sent. Homes you save with the heart stay on your browser until you sign in, then join your saved searches. Signing in uses a one-time email link that works for one hour and sets a secure sign-in cookie on that browser for up to 180 days. Every alert includes a one-click unsubscribe link, and you can pause, change or delete a saved search at any time on the Saved searches page. We keep a copy of each alert we send so we can confirm what was sent. Alert emails are delivered through Cloudflare’s email service. We do not sell your email address or share it with other brokerages. To have your saved searches and email removed, contact susanne.grogan@russlyon.com.
Searches kept on your browser
If you choose to keep a recent search, its MLS filters are stored on that browser until you clear them. This is separate from saved searches and does not enroll you in listing alerts.
Private agent notifications
When enabled, Grogan Live stores an authorized device’s push endpoint and notification preferences for up to 30 days. Notification records are retained for up to 30 days while delivery is enabled. Lock-screen alerts contain no visitor names, contact details, or inquiry text. Agents must sign in to view private records. Turning off a device or signing out revokes its future alerts. The offline screen does not store private lead information.
External links
This website links to third-party services such as Google Maps and brokerage resources. Their privacy practices are governed by their own policies.
Advertising measurement
We advertise on Google. When you arrive from one of our Google ads, we keep the click ID Google adds to the link, and the ad's campaign words, in a private cookie named __Host-gg_ad_click for up to 90 days, so we can see which ads lead to inquiries. We may also use Google's advertising tag on our pages for the same purpose. If you then contact us, join one of our lists, save a search, start a chat or tap one of our phone numbers, we keep that click record with your request, and we delete saved click IDs 120 days after the click.
If you send us a form after clicking an ad, we may share a scrambled (hashed) copy of your email address or phone number with Google, only to measure how our ads perform. Google handles this information as a service provider under its own terms. We don't use Google's tag for remarketing or personalized ads.
We don't load Google's advertising tag, keep the ad click cookie, or share your details with Google for advertising if your browser sends Global Privacy Control or Do Not Track, or if you visit from the European Economic Area, the United Kingdom or Switzerland. We do not sell your personal information. You can manage how Google uses ad data at adssettings.google.com.
Additional services
This policy will be reviewed before enabling additional marketing services that materially change how information is collected or used.
