Land and custom homes
Where custom lots come up, and what to check before you buy land.
A different decision
Buying a homesite is a different decision from buying a home. Beyond the view, you are judging what can be built, where it can sit and what it will take to prepare the site.
These are the communities where we most often see custom homesites, each with a link to its current land listings.

Oro Valley
Custom homesites within a gated golf community, where building envelopes, rock formations and view protection shape each lot.
Marana
Estate homesites and preserved desert across several distinct communities, each with its own services and association.
Catalina Foothills
Vacant lots, when they come up, within an established, guard-gated custom-home community at the base of the Santa Catalinas.
Before you buy land
Find the recorded area where a home can sit. Acreage alone does not tell you how much of a lot is buildable.
Have a civil engineer look at grading, drainage and any nearby wash before you commit to a house position.
Confirm the driveway route, water, power and wastewater arrangements, and what it will cost to bring them to the site.
Read the current design guidelines, and ask whether the community sets deadlines for submitting plans or starting construction.
Request the CC&Rs, design guidelines and any master-association obligations for the specific parcel, not a general community packet.
Questions buyers ask
Start with the recorded building envelope and the design guidelines, then have an architect or civil engineer review slope, drainage and access. Acreage alone does not tell you how much of a lot can be built on.
Some communities set timelines for submitting plans or starting construction. Ask for the current design guidelines and any construction deadlines before you buy.
Yes. Each community above links to a search for its current land listings, and the main property search can filter for lots and land.
